All estimates shown are exc VAT unless you flip the toggle above. Most residential extensions are charged at the 20% standard rate.
Extension costs vary with finish level, materials, site conditions and specification. No two extensions are identical, which is why we always carry out a free site visit before issuing a firm price.
Our estimates include windows and doors, all electrics, all plumbing and plastering. They exclude kitchens, bathrooms, decorating, floor finishes, window dressings and furnishings. Where you already know what you want, we are happy to price any of those in.
Not always. Smaller extensions may fall under permitted development in Scotland, but it depends on the property, size and location. Our architectural design team will advise you at no cost.
Once planning is approved, most single storey extensions complete within 8 weeks. Larger or double storey projects take longer. We'll give you a build programme at the site visit stage.
